Render and painted walls
Green and black growth cleaned off rendered and painted walls that we can reach safely from the ground or ladders.
Patios and paths
Patios and paths, including sandstone and other soft stone that high pressure can mark.
Decking
Slippery green decking cleaned at low pressure, which is kinder to the timber than a high pressure jet.
Fences
Fence panels and posts cleaned of algae and moss without blasting the timber.
Algae, moss and lichen treated
A cleaning solution goes on at low pressure to kill the growth at the root, rather than just knocking the top off.

Priced by the area from your photos, fixed in writing before we start, so there are no surprises on the day.
What soft washing doesn't include
- Roofs. We don't clean roofs of any kind.
- Walls or areas we can't reach safely from the ground or ladders.
- Painting, staining, sealing or repointing afterwards.
What's the difference?
Pressure washing uses a high pressure jet of water to lift dirt off hard surfaces. It works well on block paving, concrete and hard slabs, but on render, painted walls, sandstone and other soft stone, that pressure can mark the surface, strip paint or wash out the joints.
Soft washing uses low pressure plus a cleaning solution. The solution kills algae, moss and lichen at the root instead of just blasting the top off, so it's gentler on render, soft stone and painted surfaces.
Some jobs need a bit of both, so we'll look at your photos and tell you which we'd use on each surface before we price it.
How the price works
Soft washing is from £10 per square metre, with a minimum charge of £150. That means anything up to 15 m² is £150, and a 30 m² patio would be from £300.
The final price depends on the surface, how much growth is on it and how easy it is to get to. To work out the area, measure the length and width in metres and multiply them together, or just send us a photo with a rough size and we'll work it out.

Book a team for a day
If you've got a few jobs that need doing at once, you can book a team for the day instead: 1 person £360, 2 people £600 or 3 people £840. Half days are £200, £340 and £480. A £100 deposit secures the date, and a whole day includes one van load of green waste.

Yes. Sandstone is one of the main reasons people ask for soft washing, because high pressure can mark soft stone. We clean it at low pressure with a cleaning solution instead.
Can you soft wash render and painted walls?
Yes, as long as we can reach them safely from the ground or ladders. If part of a wall is too high to reach safely, we'll tell you before we price it.
