Gutter clearing usually costs between £50 and £300 plus VAT in the UK, depending on the size of the house, according to Checkatrade's cost guide updated in May 2026. Ours starts from £70 a house, cleared by hand with the downpipes unblocked and the waste taken away, and you get a fixed price in writing before we start.
What gutter clearing costs in the UK
Checkatrade's gutter cleaning cost guide, last updated in May 2026, gives these UK averages. They're based on the length of gutter on each type of house, and Checkatrade shows them plus VAT.
| Type of house | Length of gutter | UK average, plus VAT |
|---|---|---|
| Small terraced house | 5m | £50 to £120 |
| Medium semi detached | 15m | £100 to £150 |
| Detached 4 bed house | 20m | £130 to £165 |
| 3 storey townhouse, using a gutter vacuum | 15m | £165 to £300 |
| Complex clean with scaffold or a cherry picker | Not given | Quote needed |
Another way to look at it is by the metre. Homebuilding and Renovating's guide, published in February 2023, says most professionals seem to charge around £5 to £9 per metre of guttering, rising to around £10 per metre for very dirty or blocked gutters, and that a minimum charge of around £40 to £50 is common.
Our gutter clearance prices
Our gutter clearance starts from £70 a house. For that, we clear the gutters by hand from ladders, unblock the downpipes, run water through to check it drains, wipe the fascias and soffits down while we're up there, and bag all the waste and take it away.
If we spot a cracked joint, a sagging bracket or a slipped tile, we'll tell you and show you a photo. The exact price depends on the size of the house, how easy the gutters are to get to and how blocked they are. WhatsApp a photo of the front and back of the house to 07888 293 754 and we'll usually send a fixed price in writing the same day.
We carry £5 million public liability insurance and we're an upper tier waste carrier registered with Natural Resources Wales (CBDU036241). If anything isn't right, tell us within 7 days and we'll come back and sort it free. See our gutter clearance page for the full list of what's included.
What changes the price
- The size of the house. More gutter means more time up the ladder, so bigger houses cost more.
- Extensions and conservatories. These have their own gutters. Tell us about them when you ask for a quote and we'll include them in the price.
- Access. Awkward access costs more. We clear gutters by hand from ladders, which covers most bungalows and two storey houses. For taller houses we'll look first and tell you honestly if it can be done safely.
- How blocked the gutters are. Gutters packed with moss and silt, or with plants growing out of them, take longer to clear than a light layer of leaves.
Why blocked gutters cost more in the long run
When a gutter blocks, rainwater spills over the edge and runs down the wall instead of into the drain. Over a winter that soaks the brickwork, stains render and can show up as damp patches and mould on inside walls. Cadw, the Welsh Government's historic environment service, says damp in a house is often caused by something simple like a blocked gutter, and that overflowing gutters can lead to damp walls and decay.
Overflowing water also splashes back off paths and patios and rots timber fascias. A yearly clear costs far less than putting any of that right.
How often should gutters be cleared?
Once a year is enough for most homes. Late autumn, once the leaves have dropped, is the best time, so your gutters are clear before the winter rain. Houses near trees often need clearing twice a year, with the second clear in spring for whatever the winter storms brought down. Checkatrade suggests at least twice a year, or more if trees hang over the gutters.
Gutters are a favourite nesting spot in spring. If there's an active nest, that section waits until the birds have gone, because all nesting wild birds are protected by law.
Clearing your own gutters
Clearing gutters means a lot of time up a ladder, moving it every few metres around the house. The Health and Safety Executive's ladder guidance, written for people at work, says a ladder should only be used where it will be level and stable and can be secured, and recommends other equipment if you'd be up a leaning ladder for more than 30 minutes at a time. If you're not comfortable with that, it's a job worth getting done for you.
What gutter clearance doesn't include
- Repairs. Gutter repairs, replacement or new brackets. We'll point out problems, but we don't do roofing work.
- The roof itself. Roof cleaning or moss removal from the roof.
- Out of reach gutters. Anything we can't reach safely from a ladder.
