Our soft washing is from £10 per m², with a £150 minimum charge, so anything up to 15 m² is £150 and a 30 m² patio is from £300. We soft wash render, painted walls, patios, paths, sandstone, decking and fences, but we don't clean roofs.
Our soft washing prices
Soft washing is priced by the area. You get a fixed price in writing once we've seen photos, and here's roughly what different sizes come to.
| Area | Roughly | Price from |
|---|---|---|
| Up to 15 m² | A small path or side wall | £150 (minimum) |
| 20 m² | About 5m by 4m | £200 |
| 30 m² | About 6m by 5m | £300 |
| 50 m² | About 10m by 5m | £500 |
To work out your area, measure the length and width in metres and multiply them together. Or just send us a photo with a rough size and we'll work it out for you.
What soft washing actually is
Pressure washing uses a high pressure jet of water to lift dirt off hard surfaces. It works well on block paving, concrete and hard slabs, but on render, painted walls, sandstone and other soft stone, that pressure can mark the surface, strip paint or wash out the joints.
Soft washing uses low pressure plus a cleaning solution. The solution kills algae, moss and lichen at the root instead of just knocking the top off, so it's the better choice for surfaces a jet would damage.
Some jobs need a bit of both. We'll look at your photos and tell you which we'd use on each surface before we price it. If it's block paving, concrete or hard slabs, pressure washing is usually the right job.
What we soft wash, and what we don't
- Render and painted walls that we can reach safely from the ground or ladders.
- Patios and paths, including sandstone and other soft stone that high pressure can mark.
- Decking, cleaned at low pressure, which is kinder to the timber than a high pressure jet.
- Fences, panels and posts cleaned of algae and moss without blasting the timber.
We don't clean roofs of any kind. We also don't do walls we can't reach safely from the ground or ladders, or any painting, staining, sealing or repointing afterwards.
What changes the price
- The area. It's priced per m², so a bigger area costs more, with £150 as the minimum.
- The surface. Render, sandstone and timber each need a slightly different approach.
- How much growth is on it. Thick green and black growth that's been building up for years takes longer than a light film of algae.
- How easy it is to get to. A patio by the back door is quicker than a wall down a narrow side passage.
How our price compares with UK figures
Checkatrade's render cleaning cost guide, last updated in July 2024, gives a UK range of £5 to £8 per m² for soft washing render, and £300 to £600 for a terraced or semi detached house. Those figures are from 2024, so prices will have moved since.
Our price is from £10 per m², which is above that range, and we'd rather be straight about it. Soft washing done properly is slow work, going over every bit of the surface carefully, and we'd rather price it properly than rush it.
